Cost, timing, cracking, sealing, overlays, permits and what to expect. If your question is not here, call or text and we will answer it.
How much does stamped concrete cost?
Commonly published planning ranges run about $12 to $25 per square foot installed for stamped patios and a bit more for driveways and pool decks, with overlays and plain finishes lower. Pattern, color layers, borders, access and base work all move the number, so a free visit and written estimate are the only way to get your real price.
How long does stamped concrete last?
The slab itself commonly lasts 25 years or more when it is built on a compacted base with reinforcement and air-entrained concrete. The sealer and surface color need attention every couple of years to stay rich.
Will stamped concrete crack?
All concrete can develop hairline cracks. We reduce the risk with base preparation, reinforcement and control joints cut along the pattern lines so any movement hides in a grout line.
How long before I can use a new patio or driveway?
Light foot traffic is usually fine within a few days, furniture and vehicles after about a week, and sealing happens once the concrete has cured enough. We give you exact timing for your pour and the weather.
How often does it need to be sealed?
Typically every two to three years, sooner in full sun or heavy traffic. Sealer deepens color, sheds stains and protects against freeze-thaw and de-icers.
Can you stamp over my existing concrete?
Often yes. If the slab is structurally sound we bond a stamped overlay to it, which costs less and makes less mess than replacement. We inspect first and tell you honestly if replacement is the better choice.
Is stamped concrete slippery?
The texture helps, and we add slip-resistant sealer additives on pool decks, steps and shaded paths. We steer pool decks toward matte sealers and lighter colors.
What colors and patterns are available?
Eight core patterns (ashlar slate, European fan, cobblestone, brick, wood plank, flagstone, rough slate and large tile), dozens of base colors and a range of antique release accents. Try them in the Color Studio on this site and we will bring cured samples to your home.
Do I need a permit or HOA approval?
Patios on private property often do not need a permit, but driveway aprons, walls and some structures can. Many HOAs require approval, and we prepare the drawings and samples they ask for.
Can you pour in winter?
Yes in many conditions. Cold weather needs protection and slower schedules, and we tell you honestly what should be done now and what is best saved for warmer weather.
